First Rate Roofing Services | Commercial and Residential Roofing in Spokane, WA

We install, repair and replace commercial roofs, including TPO, PVC and EPDM systems. We handle tear-offs, recovers, repairs and maintenance plans for building owners and property managers. Every roof is installed to manufacturer specs, and we take care of permits, inspections and warranty registration.

A coating can add years to an older commercial roof for a fraction of the cost of a replacement, and many systems qualify for a 20-year No Dollar Limit warranty. We coat metal, TPO, PVC, rubber and previously coated roofs. Every job is washed, repaired, masked, primed and then coated.

We replace commercial and residential roofs from start to finish, and most homes are done in one to two days. As a GAF Certified Plus contractor, we install every roof to manufacturer specs, and our Preferred and Premium packages include a 10-year workmanship warranty. Every job gets before, during and after photos.

Finding and stopping leaks is what we do best. We get on the roof, check the decking, attic, ceilings and walls, and find where the water is really getting in. We aim to respond to active leaks within 24 hours and give you a clear plan to fix it right.

If your shingles still have life left, rejuvenation can add 5 to 10 years to your roof. We fix any problem spots first, then apply a protective treatment and come back for follow-up treatments over time.

We install seamless gutters, usually in one day. We also offer gutter cleaning, roof snow removal, roof maintenance plans and free yearly inspections to catch small problems before they turn into big ones.

Every job starts with a free roof inspection. We get on the roof, check it top to bottom, take photos and give you a clear plan for repair, maintenance or replacement. Free leak investigations and free commercial roof inspections too.

Such an amazing crew!!! And they give back to our community in the greatest ways!!! Thank You!!

Noticed a leak in my ceiling right above my bed this morning and when I called First Rate Roofing, Ethan answered right away and was able to get his team out to assess within 40 min! His team was friendly and professional and found several potential problem areas that they were able to fix up to prevent further leaking. Everything was done only a couple hours after I even noticed the leak! With two babies on the way in just a week, I seriously appreciated the speedy response time!

They showed me pictures to help understand the work they could do and also made recommendations for short term and long term fixes. With all the excellent reviews and their excellent service today, I'm sure we would be contacting them again for future repairs and our inevitable roof replacement!

The most straight up and knowledgeable guys I've ever met. It was a perfect experience, and at the best price!

Reroof completed in one day including plywood sheeting. Friendly professional crew. Did a great job cleaning up. I would recommend this company in a heartbeat.

These guys are great! We used them to redo the roof on the garage of our rental property and were impressed with them and the work they did. Professional and quality! Would definitely use them again in the future!

My son referred us to First Rate; we needed a leak repaired that had already been "repaired" thru ANGI. Ethan came out to assess the job and provided an estimate. He scheduled the job for 11 days out. I received a call on January 3rd from his crew. They were finishing up another job in the area, and wanted to know if they might come by and do my job...a week ahead of time! They were quick and very professional. They did the repair exactly as Ethan had explained. I would not hesitate to recommend this company.

Awesome company! Ethan was extremely prompt at coming out and assessing the metal roof on my large shop that was leaking. He explained clearly what the problem was (all fasteners had worked loose over time) and was able to schedule his crew to come out within a week, even though they were clearly already busy. They were very professional and courteous, and completed the replacement of all fasteners in one day. At the completion of the job, Ethan sent 'before and after' photos of their work. I highly recommend Ethan and his entire crew for any roofing work you may have!!

I am very grateful to Ethan and Brandon and their amazing crew for replacing the roof on my new/old house. They clearly explained the problem areas and how the new materials and workmanship prevent future damage and costly repairs. My roof was completed in less than 2 days at a very reasonable cost. These young men were a delight to work with. They are professional AND very friendlyand they offer extensive professional handyman services for other inevitable repairs, replacements, needed upkeep and aesthetic enhancements. Brandon was just here doing a temporary fix on the wind-blown, ancient and water soaked slat backyard fence (which he will be totally replacing when the weather permits)
I feel lucky to have found Ethan and Brandon and I intend to have them involved in all future projects on this 1937 house that deserves their expert and honest
workmanship.

The team at First Rate Roofing Services are OUTSTANDING! They provided a quick turn-around time to address my roof issues and provided excellent communication every step of the way. It is not often you find a company that provides such great customer service! They are meticulous with their work, know their stuff, and cleaned up beautifully afterward! Awesome job!

I want everyone out there to know how awesome this company is! I was impressed on so many levels. Even after the roof was finished they contacted me to make sure the job was done correctly and on the results. In addition; I struggled to make my payment but Ethan worked with me until the end. You GUYS are amazing! Roof doesn't leak ! They went above and beyond. So greatly appreciated.

Ethan was super open about the damage on my roof. Gave me a good temp solution with an understanding that it's only temporary. Will be using them again in the spring for a roof.

Ethan was great, super friendly and kind. He explained everything clearly and in terms I understood. He was honest about the work needed. He showed empathy towards my situation. He worked quickly to get us in to help avoid any further weather damage. I would 100000% use his company again and already plan to for our upgrade. I appreciate all that he did for us to give us a piece of mind during this Holiday season. Thank you Ethan and team!

We called First Rate to diagnose and repair our intermittent roof leak. Ethan was a dynamo! He handled the repair outside and inspected our attic to be sure there was no water or mold damage. He took photos of every step to show us the specific actions he took. We were very satisfied.

First Rate Roofing Service just re-roofed our home a couple weeks ago. Our house is over 130 years old and the pitch is steeper than most churches. To say the job was tough is an understatement. First Rate gave me a quote and they stuck to it. There were no hidden fees or surprises. The crew was a seasoned, experienced machine! I would recommend First Rate Roofing Services to anyone! They're an honest, courteous, family business. Robin Kuykendall-Adams

First Rate Roofing...you live up to your name. From getting an understandable bid, scheduling, performing the work efficiently, having the work area beyond clean and tidy from start to finish....we are absolutely thrilled and delighted. I hope you guys all continue to thrive. Thank you for your honesty from start to finish and your desire to take care of your customers!! You are highly appreciated and recommended. TEN STARS.

I had Ethan put gutters, fix the roof, inspect and fabricate some flashing for my older mobile home with a metal roof in medical lake area. He and his crew did an outstanding affordable job. I recently had a small leak Ethan from first rate came out fixed it and did not charge me. I cannot give this company more than 5 stars but if I could I would

Ethan did the roofing for my mom's house earlier this week. I read the reviews before selecting him and thought "what's the chance this guy deserves essentially 100% five star reviews." I can tell you, he easily gets 5 stars. His crew was very neat, was there when they said they'd be there and finished in two days. And he was also tied for the best bid i got. Very glad i went with him.

Excellent work. Ethan recommended a TPO membrane roof for our low slope roof. This should have been done by previous roofer. Chris and Cameron completed the job in a day and a half, ripped out rotted decking, and did an immaculate job cleaning up. Super professional crew, wonderful to work with. Very pleased with job. I selected First Rate based on very positive comments from a co-worker.

Ethan and his team helped me several months ago when I had shingles flying off my roof when we had high wind storms. He came and reviewed the work that was needed, provided pictures of all the areas and then came back a couple days later to complete the job. Everything was perfect. Then last week my elderly neighbor came over for help because he had a roof leak. I immediately reached out to Ethan.

Understanding that rain was on the way, Ethan and his team moved his schedule around and came over to assist my neighbor. He assessed the issue and was able to provide a short term fix right there on the spot and provided details if we need to replace the vent long term. Because the fix was pretty quick, Ethan and team didnt even charge my neighbor for their assistance. My neighbor was so grateful!

I was so impressed with the professionalism and kindness by Ethan and team. If you have any roofing issues, leaks, or replacement needs, go through Ethan and his team! My neighbors and I only have 1 number for roofing needs in the future! Thanks Ethan for taking such good care of us!

We had Brandon out this week to complete a few jobs we needed done in our house and we were so impressed. He was very nice professional and knowledgeable on what he was doing. We will be using him for all future needs and recommend you do too. Thanks, Brandon!

Absolutely amazing! Brandon is very professional and kind, responded in a timely and knowledgeable fashion. He did not hesitate to answer any questions I had and is easy to work with!

Ethan was wonderful to work with and got us in quickly for our roof and gutter cleaning. The crew came out and did a great job for us. We are so thankful for the job that they did for us. We would definitely recommend them to anyone needing roof or gutter services! Thanks again!

Ethan and one of his coworkers made a special trip to check out my issue the same day we communicated. The guys were awesome and they made the effort to show up for a small job that most people would not be bothered with. I appreciate it immensely and would recommend them for any of your roofing or gutter needs.

I am very impressed with the service I received. Very courteous workers. The arrived on time to start the job. They worked diligently to get the job done and I believe that they did a first rate job as the name implies. In my opinion, this is a reputable company that stands by it promises and performs at a level that is far better than I expected without me having to closely supervise the work product. They took pride in their work which seems to be the exception these days rather than the rule. I highly recommend them to anyone needing their services.

Ethan and his crew are awesome. Great customer service from start to finish. They have helped with roofing my trailer, cleaning and repairing my houses roof to give it a longer life and maintained my chimneys flashing
They go out of the way to do all they can to do the best for us, their customer

Ethan and his team were great communicators, prompt, kept the worksite spotless, and completed the work beautifully. We are very pleased with the results and will enjoy living under this roof for many years to come!

I am so incredibly pleased with the job Ethan had done on my roof. His crew was fast, efficient and thorough. I was amazed at how quick the job was completed. I highly recommend him. Thank u Ethan and it was a pleasure.

What an awesome company! I needed a last minute roof inspection and without hesitation Ethan came out in the freezing weather to help. Not only was he willing to work with me on such short notice, he was also very honest and informative. Definitely would recommend them for all roofing needs.

Not only did this company provide excellent service, they truly listened to my needs as a home owner and gave a quality product. Im wanted gutters and spouts off my garage that lead straight to my new rain barrels and they look fantastic and are absolutely perfect! Highly refined and will use again when we do our roof/gutters. Customer for life!

These guys went above and beyond what I expected. You can see in the pictures before, with the etching and primer, and then the finished product. Couldn't be happier.

Two other companies fixed the roof of my mobile. It still leaked. I was about to give up. Then First Rate came out, and FIXED my roof. Over 3yrs not a single leak. Quick, thorough, and professional. He saved my trailer, many thanks.
