Thank you very much for your professionalism in taking on my project on Camano Island. You saved me a lot of money by asking me questions about options to consider (specifically regarding whether or not to have a boundary line adjustment done which would have required a more extensive survey). You explained to me that this was not necessary to achieve my goal.

These guys are wonderful! They surveyed my property because one of my neighbors was disputing the property line. Their prices are competitive, their people are very professional and thorough. An all-around excellent experience.

Alrighty, here is my honest review and reflection after getting my property completely surveyed. The moral of the story is that properties should always be line staked before you even consider buying the property --- you don't want to be robbed by a neighbor claiming adverse possession or discover that the old owner encroached onto a neighbor and now it's your problem.

But usually it's the new owner (you) who will start building stuff and then having to move it. NEVER trust your neighbors. I have 3 neighbors who all disagreed where the line was and kept telling me that the trees were on their property. 2 of them were wrong, but either way none of them had any real evidence. If you have questions don't be afraid to get in contact with a surveyor who will have real info about your property. (Zillow maps change after you do the survey).

Those who gave bad reviews most likely did their survey later than sooner. and ended up surprise/in a dispute because of an unexpected change. Doing the survey early protects YOU from every dispute, no questions asked. First, I had picky and very rude neighbors on my North line who were only willing to dispute the line, not pay for anything or do any clearing, or do anything with the disputed land. Unfortunately, my family took it on us to end the dispute without understanding where/how the line is going to be located.

At the office, an office assistant went back and forth to ask someone our questions and explain something she didn't necessarily understand herself instead of just letting us talk with a surveyor. That isn't very professional and we didn't like it, but in spite of ending the dispute, decided to line stake a very long line. The chainmen and party chief showed up, met us, and after introducing them to the clear land my family made for them, they began their work. However, once they had some difficulties and changed plans, they met the rude neighbor (not paying for anything) and started discussing stuff with him!

After they finished the crewmen had less respect for us and felt like we were questioning their authority. That's #2 for "unprofessional" gossiping with the neighbors. The property line was way different than what we expected and we got no explanation to why that is other than "we don't mess up". I ended up having to move lots of firewood and my shed immediately because of a dispute on top of paying a few grand for the dispute (the survey).

Writing a 2 or 3 star review with a bunch of backchat was the least of my concerns. I still had another line to survey and was open to give them a second chance, but only if I got to talk with a surveyor. (I'm not questioning the authority/accuracy of the lines, I just want to understand what's going on and why it's the right place.) So I did some trigonometry and and made a 90 degree line with a laser level, knowing it would be 1 degree off the real line.

After asking questions to the office assistants over the phone, I was finally promised a meeting with the owner of the company for the 2nd survey, 2 south lines. And let me tell you that it was so good and he was so nice that it felt like a blessing. He explained EVERYTHING. My family discovered facts that we never had any idea about. (remind you this is already after doing 1 survey) I wanted to learn more and ask even more questions out of curiosity, but we ran out of time, but we still learned a LOT.

Many big thanks to him. And this time I got a different crew who were also interested in what I was doing and my calculations happened to match the real line. The job was done quick and they were happy to answer all of my questions without even slightly thinking their authority was being questioned. The only thing that I didn't like was that their was 1 discrepancy between what the owner said and the party chief about the old stakes, which is weird, so I'm giving 4 stars. Edit: I am now giving 5 stars because the owner went the extra mile to fix a mistake the neighbors made when building the fence, without charge. I can let go of the past now. Thanks again, Mr. Poyner

I contacted Cascade engineering for a simple four corner job in their area, they sent me an estimate that was unusually high with a lot of line item cost that were completely unnecessary for the job. when I contacted them to get a review of the estimate they said they would call me back. After weeks of blowing me off, by the third time I contacted them to see what's going on, , the office lady said she would have the lead engineer call me back.

He called me back and was very rude and dismissive said he would not change the estimate even though I explained to him the cost included in this estimate would not be utilized and we're not necessary for this job he then told me to pound sand I'm editing this review after the reply so that Google viewers are not fooled by there politician like reply, I provided them with all the information necessary including four corner GPS locations, plot map, aerial views, Snohomish County property report, Etc.

I've then explained to them numerous times that this is not a remote area that is difficult to access. This is a cleared property with easy vehicle access, room for parking of many trucks RVs and whatever other equipment they thought they might need, and it is exactly 2 minutes off Highway 92 exactly 30 minutes from their office location. In the original estimate they gave had a bunch of costs associated with crossing the river bushwhacking their way through the quote"undeveloped" property, Traverse across the river, unnecessary man hours and so on.

I explained to them that none of this is true and most of the expensive line items in their estimate or not necessary. I also explained to them that I have walked all four corners and the property line of this very small plot several times with my own GPS and I've already done the work I staked all four corners I flagged every 20 ft of the property line it took me an hour and a half to do it twice in a row After five minutes on the phone with their lead engineer he told me they've wasted too much time on this project already.

I was the one who looked up and provided them all the necessary information, the only time they had spent on this prior to that phone callwas pulling one aerial view from Google Earth then doing a standard estimate off that aerial view with no further information. Bottom line they made an improper over cost estimate based off miss information and lack of diligence, then when I called them on it for a review of the estimate, they decided they didn't want to deal with it. They were unresponsive, unreasonable, rude, and dismissive! I would never recommend anyone use them for their services
