This company inspected my house before I purchased it. After moving in, I wanted to get the deck partially redone but now I have to get a new deck because this one is not up to code. The inspector should have caught. Also, I have leaks from the basement window. I would not recommend this company. I would give zero stars if I could.

The gentleman that came out for the inspection, was very professional. I had quite a few questions and he answered all of them, eagerly. He gave me the information for being a person who hasn't had to deal with a septic system before and what to expect. I was very grateful for the information. He didn't try to sell me things I didn't need. But was quite an honorable man and company. I will call them if I ever need any septic service and will highly recommend them to anyone else.

AmeriSpec was recommended by someone I truly trust, so i didnt hesitate to call. I was greeted by Kris who was very warm, patient and accommodating. Tim was our inspector. The quality of his inspection was exceptional! Tim was extremely thorough and his attention to detail was far better than any inspection we've received before, this is our 3rd purchase.

He inspected every inch of our home and gave recommendations and maintenance tips. If you are looking for a competent professional inspector who values quality and exceptional work you should definitely call AmeriSpec in Hiram.

I recently had a home inspection and re inspection by this company and soon as I moved in the basement flooded Feces was everywhere and clearly the damage was there way before I even looked at the property. I pulled up the floor tile next to hot water heater and it was all dry rooted and mold, I'm very disappointed in the service they provided I trusted this company. This was a huge purchase for me and my daughter and now its going to cost us more than we can afford.

No! You've been warned. We trusted them and they missed obvious problems that cost 40k to repair. They get referrals from their real estate agent connections and their motivation is to get you to buy the house so they keep getting referrals. Truly despicable.

Very dissatisfied. Home inspection comments neglected to highlight an important problem/detail about the property that we just recently discovered (several years later). If caught and noted at the beginning, it would've helped us to deal with the issue prior to buying the home, instead of now when it's too late. The issue was discovered recently and right away by several contractors who have been to our home.

Why not by the home inspector back then? When I called to discuss, I was told someone would return my call (no one did). I called again and spoke with the leader of the operation, who was unapologetic, unsympathetic, and unwilling to compensate or offer to graciously take any advice on how to improve technician reporting. I cannot recommend this company going forward.

We used Amerispec a little over a year ago and are now learning that most of our plumbing is not up to code. Like not one thing missed but many things missed that could potentially cause major damage. I would not recommend this company.

Absolutely blown away! John should be called "Dr. John, " because he knew EVERYTHING he was saying AND made sure we understood everything. He was exceedingly thorough and knowledgeable. We were thrilled with the outcome of our inspection and enjoyed getting to know the ins and outs of the inspection process.

They are wonderful. I used them to settle on a in 2017 and my mom used them today and we both had great experiences with this company. Despite the negative reviews I definitely would trust this company again with no problem.

I just scheduled an appointment for a home inspection with Amerispec. Despite several low and negative comments, on this website, I found my experience quite the opposite and contrary to some opinions. In fact, upon speaking with the administrative specialist, Jennifer, I shared my concerns for some of the negative reviews. She was very helpful, patient and attentive.

She was proactive in finding an experienced representative, Walter, whom addressed all of my concerns. He expertly provided detailed explanations of the services, with a technical perspective. Very reassuring. I was mostly impressed that he took so much time and effort to speak with me. If this attention to customer service is any indication, or pattern for future potential and service, then I'm confident and trust in this company. However, I will certainly follow up with and provide a detailed review of the home inspection and any follow on services, as well. ***Due to an oversite This post was in my drafts. Lol. so I apologize for posting late but it is related to an actual inspection that I received today***

Jeremy did the home inspection for me on a home I'm currently looking to purchase. I like the fact that he took the time to explain to me everything I would see in thr report. I recieved the report in a timely manner. I would highly recommend AmeriSpec and Jeremy to do a home inspection.

In response to Walter's comment. I called back the last voicemail he left and left a message for him to call. No call back. I don't have any voicemail offering $2,000 settlement. If I did, I would definitely remember it. I have emailed his office and requested further contact via email but no reply. I have contacted the Better Business Bureau - but his company is NOT a member of BBB.

He said he sent roofers to inspect my roof but I never received an estimate from him or his roofers. No follow up at all. At this point, the roof leaks EVERY time it rains. It has NOT stopped leaking. If Walter Clews wants to make this right he can reply to an email and settle this issue financially fairly. I was interested in repair, if feasible but due to damage below the roof into the interior of the home, the rubber roof needs to be pulled up and insulation replaced.

I paid for a home inspection and a termite inspection in October. Two days after settling on the house water was coming into the basement bedroom. Upon hiring a contractor to look into the source we discovered that the home inspector failed to note a crack in the foundation, failed to detect termites that were present, and the emergency water shut off valve had been hidden behind 2 false walls hiding the previous water damage.

There were two obvious water marks on the floor molding visible that the inspector also missed. Afterultiple calls to Amerispec i still have not received a phone call back. I am dealing with a mess and costly repairs now, and I am stuck with a house that I wasn't properly informed about. I would not have bought this house if the inspector had properly noted all of the issues with the house.

I am losing money, time off of work, sleep, and rental income. I DO NOT recommend this company. I spoke to a manager today after multiple attempts to reach someone. He was rude. admitted that locating an emergency water shut off is part of the home inspection process and told me that he really wasn't concerned about it. He tried to say that a spot of mold that was identified in another room of the basement was noted and that somehow relieves them of the responsibility for failing to see the water marks in three other places in the house. He tried to argue with me over their failure to note a crack in the foundation and their failure to note termites. my attorney will be calling them soon.

My wife and I are buying our first home in Maryland, and went with Amerispec based on the recommendation of our realtor. Ivo was our inspector, and he was awesome! He was early for the inspection, and very willing to explain each item he found as he went along. He gave us a full run down on what to expect with the inspection, and whenever he found something he made sure either my wife or I saw it as well.

The inspection itself was extremely thorough, and he was able to tell us which items were common in homes of that age and which were more "big ticket" items that we should definitely focus on. The write up of the review itself was extremely helpful in our follow on negotiations with the seller to get the discrepancies corrected before closing, and the turnaround time on the report was less than 24 hours.

C++ inspection. Just didn't do much, and when I asked about things "we don't do that" was a common response. They just don't inspect very much. Inspector marked the house as occupied when it wasn't. It had a few (maybe six) pieces of furniture which he wouldn't move to test outlets behind them (don't know what Amerispec does when a house is REALLY occupied. just skip inspecting those outlets?) and just seemed to be going down his checklist on the path of least resistance.

My wife noticed an outlet cover off, hanging on a lamp wire. She asked him about having a look, he said "you need to screw that back on." My wife got testy -- "why is it off in the first place? Is there a reason? Was somebody looking at that outlet for a reason?" She got down next to the outlet and started doing the inspection herself. He wouldn't go to the outlet because it was behind a piece of furniture, which it was by about six inches. Sounded like he was looking for an excuse, finally jumped in when it became apparent that he looked foolish standing there while my wife showed him how to do his job. Just a lackluster event. I don't think he brought anything to our attention that wasn't pretty obvious.

I'm in the process of buying a house. John was my inspector. He was very professional and thorough. I walked with him during the inspection and he explained everything he was looking for, common things he finds, items he noted, things that were in excellent condition or he noticed had been upgraded, things that needed repaired/replaced, easy fixes, suggestions, etc. He was great to work with!

Would never recommend them to anyone, our realtor call them to inspect a house that we was purchasing and the inspector who is actually co-owner of the company to me did not do a through search of the property. well after 3 months of moving into the house it rain and the water was coming in our bathroom like a waterfall. called a licensed roofer and was told that there was dry rot and that there is no way that the inspector should have missed this. i call the company just for the receptionist to act dumb like she didn't understand what i was talking about. and for the inspector to try and talk to me anyway he like. trust me when i say he was real sorry for that one, and his company ended up having to fix my roof

My husband and I had a good experience with Amerispec. Our realtor recommended a few inspectors from this company. I was nervous about the weather conditions because it had just snowed, but the company came through for the inspection. We requested a home inspection with a termite inspection. Rick was our inspector and answered all of our questions, and then some.

He was early and got started immediately. My husband was interested in participating in the inspection without stepping on Rick's toes, and Rick welcomed his questions and comments. Unfortunately, due to the snow, everything couldn't be inspected; but Rick made every effort to see what he could and made notes of everything. I like that the company provides a binder with everything in detailed explanations.

Our inspection was at 3:30pm and we received our report by 8:30pm, same day. We received our termite inspection report the next day. I needed to call to get a receipt of the transactions, but they didn't have it ready for me because they didn't have the folder yet. Hopefully I will get it later today. Overall, we had a good experience with Amerispec and I would recommend them to anyone needing a home inspection.

I had an inspection from Amerispec a few months ago and John K. was the inspector. He was highly professional, very thorough in his reporting and answered all of my questions throughout the inspection. I received my fully detailed report within 24 hours. They promise that "if they miss it, they fix it". I'm happy to report they didn't miss anything so I am very pleased, hence my excellent rating.
